About Us:

The Madison County Board of Assessors, in accordance with GA. Law (SB 346) must give reasonable notice to property owners prior to making a site visit.  Notice is hereby given that a representative of the appraisal staff may be visiting your property to review parcel information for changes or improvements in order to compile necessary information for the county tax digest.  These reviews will include measuring structures, listing information and photographing the subject property.  There will also be property reviews concerning Conservation Use Applications, active appeals, or review of returned properties.  The field appraiser from our office will have photo identification and will be driving a marked county vehicle. To produce an annual tax digest that conforms to the requirements of Georgia Law and Rules and Regulations of the Georgia Department of Revenue. The Board of Assessors are responsible for determining what real and personal property is subject to taxation in Madison County, estimating the market value and administration of the various types of homestead and property tax exemptions.

The three member board meets the second Thursday of each month at 5:30 p.m. to consider requests involving conservation status applications, homestead exemptions, preferential treatment status and any changes in property taxation status. For more information call (706)795-6355

Property tax returns must be filed with the Madison County Board of Assessors between January 1 and April 1 of each year. 

Homestead Exemption Applications must be filed by April 1 of each year to be applicable for the current tax year.

Specialized Assessment Applications must be filed by April 1 of each year to be applicable for the current tax year.
